  1. How will you market my business?
  2. How much do you think I should ask for my business?
  3. How will you show my business?
  4. Do you cooperate with other business brokers?
  5. Will you display my business on any Internet sites?
  6. How often will you contact me about what is going on?
  7. Can you provide any references?
  8. Are you affiliated with any business brokerage associations or trade groups?
  9. May I have a sample copy of your listing agreement?
  10. Do you charge up-front fees?
  11. What is your commission/success fee?
  12. Can you please tell me about you and your firm?

Obviously, you should ask any other questions that concern you. Business brokers should be able to bring you prospective buyers that you would not be able to get on your own.

Other Points to Consider

Broker Commission rates will normally vary between 10 to 12 percent, but they are, by law, negotiable. Many firms also have a minimum fee for small businesses.

Some may ask for a small retainer or up-front fee or advertising costs. We recommend not working with a broker that asks for a fee up front. Each firm has their own policies.

It is important that you work with an individual with whom you feel comfortable and who impresses you with their ability to sell your business.

  1. Citadel Business Brokers markets businesses in a number of ways:
  2. Citadel Business Brokers will work with you to collect the data needed to perform a fair market value for your business. This is done with specific criteria and data which is analyzed to provide a comprehensive written package.
This marketing package will include narratives and substantiated financial data used to defend and negotiate a purchase price with potential buyers.

  3. Showing businesses is a confidential process which Citadel Business Brokers takes very seriously. Buyers are interviewed and qualified. All buyers sign a Non-Disclosure Agreement (NDA) prior to receiving any data on your business. When a buyer has expressed interest and reasonable ability to move forward, sellers are contacted. Citadel Business Brokers will work with the Seller and Buyer through the offer and negotiation process to arrive at an agreed on price for sale. Back to Top

  4. We are selective with the brokers we work with. We hold them to a high standard of excellence. When it comes to selling your business, we recommend you only work with a firm that will co-broker your listing. This increases your exposure and your chances for success. Be careful of brokers that do not co-broker. It is our experience these brokers are more interested in their commissions than the sale of your business. Back to Top
